UNITED PLAZA
The United Plaza Building is proposed to be located along Frederick City’s Carroll Creek Linear Park at a
premier location in the southwest quadrant of the intersection of the Carroll Creek Park and South Market Street.
The site has a north facing aspect which will greet all pedestrian traffic making their way from the “Town Square”
south on Market Street to the Carroll Creek Park.
The building is proposed to be a four (4) story mixed use building containing offices and retail uses totaling 29,440
square feet. The footprint of the building is proposed to be 7,680 square feet for the first floor, second floor, and third
floor, while the fourth floor would be stepped back with a floor plate of 6,400 square feet allowing for a generous balcony
overlooking the Carroll Creek Park and Market Street.
The building is proposed to be Class “A” brick and concrete construction including two 2-story atrium “towers” on the fourth floor.
The United Plaza building is proposed to be integrated into the Carroll Creek Park through a hardscape plaza interface incorporating
brick pavers, planters, walls, etc, as shown on the Concept Site Plan which creates additional pedestrian areas, quasi-public space,
and potential seating for outdoor dining experiences along the Creek.
