Canal Run Planned Unit Development
 
Canal Run P.U.D. is a 325-unit planned development located in Point of Rocks, Maryland. Lingg Property Consulting provided all of the Land Design, Preliminary Subdivision Plan, and Project Management services. This project presented unique challenges in that the project was initially designed with 560 units containing Single Family, Townhomes, Multi-Family units, a library site, a public school site, a neighborhood commercial site, and a large linear park with trails, a clubhouse, pool, and a 3 acre lake. The project was delayed for several years due to the Frederick County Adequate Public Facilities issues, during which time the Maryland State Highway plans for an extension to MD. Rte. 464 changed. This then required a redesign of the entire community due to diminished road access points to a maximum of 325 units. Lingg Property Consulting met those challenges and provided new designs for the project which incorporated mostly single family units around the park and lake while maintaining those amenities as well as the clubhouse & pool in a planned community setting.
